Located in a prime position near Covent Garden, the Kean Street project involved the complete strip-out and full refurbishment of an outdated office space that no longer met the expectations or standards of the 2025 commercial rental market. Over a 4.5-month programme, we transformed the space from an unlettable, dated environment into a modern, striking workplace. The works included a full overhaul of the mechanical and electrical (M&E) systems, including the installation of a new air conditioning and ventilation system to ensure optimal comfort, performance, and compliance. To meet current energy performance standards, we also introduced new insulation throughout the building, helping to achieve the required EPC (Energy Performance Certificate) rating.
Design played a central role in the transformation, with carefully selected materials and finishes used to modernise the space while preserving its character. The result is a contemporary, high-spec office now fully fit for purpose—and ready to meet the demands of today’s tenants.
